Acquired as a 3-bed detached family home on a fantastic plot, with an enormous garden and a lovely view of the countryside. The property had been abandoned for 3 years and as a result was in pretty run-down condition, in need of bringing back to life to be in keeping with the standard of the area. We knew whatever we did with it would add value, but after having our hands tied by the council we worked with our architect and build team to land on a design uplifting to a 5-bed/4-bath spacious and open plan family home. The main feature though, continues to be the enormous garden with endless possibilities.

The Vision
We wanted to create as big a space as we were allowed here in the existing area to give as much room as possible for a large family to come and make this their home. The thinking is to maintain a “homely” feel but finish the property to a high specification with a natural flow throughout, especially in the downstairs kitchen/living area that overlooks and opens out onto the substantial patio and outdoor seating area, for those summer days with the family.
The Plans
Purchased pre auction…. Our plan was eventually granted permission in the “Two storey front extension to form two feature gables with glazed entrance infill, single storey side extension, two storey rear extension, alterations to rear roof above the proposed two storey rear extension to provide gable and alterations to roof from hip to gable – erection of front boundary wall with timber infill panels and gates.
We originally had an even grander scheme, but were restricted partly due to the property being located on the Nottinghamshire Derby Green Belt. Working with our architect and several versions later, we arrived on the layout that we agreed maximised the property’s interior but also allowed for that spacious, family home feel.
